(EN)According to one embodiment of the present invention, the method for operating the real estate sales transaction system comprises the steps of: setting up a transaction system for real estate which is to be registered for sale in order to sell the real estate; setting the bid cost and number of bidders for the sale of the real estate according to the transaction system which was set up; receiving the bid costs for the real estate from a plurality of bidders, and receiving bid information related to the transaction of the real estate; according to the real estate transaction system, analyzing a first information group including at least one from among the bid information, the bid cost, and the number of bidders, and determining whether to conduct a transaction on the real estate; selecting a bidder according to the determined results from among the plurality of bidders when the transaction is conducted on the real estate; and processing the sale for the selected bidder and refunding a certain percentage to unsuccessful bidders.
(FR)Selon un mode de réalisation de la présente invention, le procédé permettant de commander le système de transactions de ventes immobilières comprend les étapes consistant à : mettre en place un système de transactions immobilières qui doit être enregistré à la vente afin de vendre le bien immobilier ; fixer le coût de l'offre et le nombre de soumissionnaires pour la vente du bien immobilier selon le système transactionnel qui a été mis en place ; recevoir les coûts de l'offre pour le bien immobilier à partir d'une pluralité de soumissionnaires, et recevoir des informations d'offre concernant la transaction du bien immobilier ; selon le système de transactions immobilières, analyser un premier groupe d'informations comportant au moins un élément parmi les informations de l'offre, le coût de l'offre, et le nombre de soumissionnaires, et déterminer s'il faut réaliser une transaction sur le bien immobilier ; sélectionner un soumissionnaire selon les résultats déterminés à partir de la pluralité de soumissionnaires lorsque la transaction est réalisée sur le bien immobilier ; et traiter la vente pour le soumissionnaire sélectionné et rembourser un certain pourcentage aux soumissionnaires qui n'ont pas été sélectionnés.
(KO)본 발명의 일실시예에 따른 부동산 매매거래 시스템의 동작방법은, 부동산 매매를 위하여 매물 등록될 부동산의 거래 방식을 설정하는 단계와, 상기 설정된 거래 방식에 따라 상기 부동산 매매를 위한 응찰 비용 및 응찰 인원수를 설정하는 단계와, 상기 부동산에 대한 다수의 응찰자들로부터 응찰 비용을 수신함과 함께, 상기 부동산의 거래에 관계된 응찰 정보를 수신하는 단계와, 상기 부동산의 거래 방식에 따라, 상기 응찰 정보, 응찰 비용 및 응찰자 수 중 적어도 하나를 포함하는 제1 정보 그룹을 분석하여 상기 부동산의 거래의 성립 여부를 판별하는 단계와, 상기 판별 결과에 따라, 상기 부동산의 거래가 성립한 경우 상기 다수의 응찰자들 중 낙찰자를 선정하는 단계 및 상기 선정된 낙찰자에 대한 매매 처리 및 비낙찰자들에 대한 일정 비율 환급 절차를 수행하는 단계를 구비하는 것을 특징으로 한다.
